Location: Emirates Hills, Dubai
Project Type: 42,000 sq. ft. ultra-luxury private villa (new build / under development)
Status: Phase 1 now underway — target handover: early 2027
HT25 is a landmark new build where technology is being planned in parallel with architecture, interiors and MEP — so the finished home feels calm and intuitive, rather than “tech-forward”. The emphasis is on coordination, restraint and consistency: discreet hardware choices, reliable infrastructure, and a single joined-up user experience across the estate-scale property.
Design intent
Create a home where the visible layer (keypads, interfaces, speaker detailing, lighting/shading lines) sits naturally within the interior design, while the hidden layer (control, audio distribution, network, security) is engineered to be stable and serviceable long-term.
Integrated Systems
Whole-Home Control (Basalte)
A comprehensive Basalte control platform forms the backbone of the home — delivering discreet, intuitive control across key systems.
Luxury Audio (Bowers & Wilkins + Bang & Olufsen)
High-performance distributed audio designed to match the architecture and interiors — premium sound, minimal visual impact.

Private Cinema
A purpose-built dedicated cinema forms part of the entertainment programme—designed as a destination space, with performance and comfort engineered in from the outset.

Enterprise-Grade Wi-Fi & Network Infrastructure
Robust, high-capacity Wi-Fi and structured network design to support streaming, automation, security and future expansion.
Lighting, shading & layered security
Smart lighting, automated shading and a multi-layered security approach are being integrated as part of the wider home experience—focused on comfort, privacy and predictable day-to-day operation.
Security, Lighting & Shading
A layered security approach alongside smart lighting and automated shading — engineered to feel effortless day-to-day.
Build Progress
HT25 is now entering its early construction phase, with smart infrastructure being coordinated from the ground up to protect the finished aesthetic and ensure a clean final handover.
